Start with the water source

Water after a downpour, persistently wet ground and seepage at a basement floor can point to different conditions. Record when the problem occurs and which areas are affected. Surface runoff, groundwater and building defects may need different responses; the presence of water alone is not enough to choose a drain.

A drain needs a complete route

Collection is only part of a drainage system. The project also needs a suitable outlet or discharge arrangement, access for maintenance and coordination with surrounding grades. We discuss design and installation responsibilities before specifying work, rather than treating a length of buried pipe as a complete solution.

Connect drainage work to foundation concerns

If water appears alongside new cracks, wall movement or settlement, drainage should be considered with the building condition. A water-management project does not automatically repair structural damage. We can discuss related masonry and concrete work while identifying any separate assessment required.

Will a French drain stop water coming through my basement floor?

It may be part of a suitable water-management plan, but the source and site conditions need assessment first. Groundwater, surface runoff and other causes are not interchangeable, and a drain needs a viable collection and discharge arrangement.

Could grading solve the problem instead?

Grading can be relevant when surface water is being directed toward an unwanted area. It does not automatically address a high water table or building defects. We review the pattern of water and the surrounding site before discussing options.
