Concrete parking lots, curbs & site paving.

Capitol Concrete builds and replaces commercial concrete parking areas with associated curbs, gutters and pedestrian connections. We work with GCs, property managers and owners to define both the paving and the operating requirements of the site.

Review the lot as one connected system

Broken panels, low spots and damaged curbs can have different causes. We discuss the extent of removal and the surrounding grades before developing a replacement scope. Include catch basins, walkways, entrances and adjacent paving in the review so new concrete does not simply preserve an existing drainage problem.

Plan around customers, deliveries and staff

An occupied lot needs a construction sequence that acknowledges how the business operates. Share entrances that must remain available, delivery windows and pedestrian routes. Phasing, protection, cure time and reopening arrangements belong in the plan, with any unavoidable restrictions discussed before work starts.

Make bid boundaries clear

The proposal identifies removal, base preparation, concrete, curbing and connections included in the package. Striping, signage, drainage structures and accessibility design may involve other responsibilities; these should be explicit. We can discuss the larger construction scope when several parts of the property need work.

What affects the estimate?

Area, demolition, disposal, underlying conditions, vehicle loads, drainage work, curbing and phasing affect the estimate. A fully vacant site and an operating retail property can require very different work sequences. Send plans and operational constraints together.

Before we meet.

Start with the property address and a description of the work. These details help us prepare for a useful conversation:

  • Site plan and photos of damaged areas or standing water
  • Vehicle types, delivery routes and operating hours
  • Bid date, phasing requirements and related property improvements

We discuss the scope and arrange a site visit. Your proposal identifies the included work, responsibilities and project-specific warranty terms. Changes to scope, cost or timing are documented before the changed work begins.

Questions about this work.

All project FAQs
Can parking lot replacement be phased?

We can discuss phasing around available access and operating needs. Feasibility depends on the layout, construction scope and concrete return-to-use requirements; uninterrupted use of every area should not be assumed.

Is this service for asphalt paving too?

This page covers concrete parking areas and site concrete. If your property combines asphalt and concrete, include both in the inquiry so the paving and coordination responsibilities can be defined.
